The most important step in any pre-approval is identifying the right program before a single document is gathered. Conventional, FHA, VA, USDA, or jumbo — each has different eligibility, documentation requirements, and financial implications. Here’s what I offer and when each applies.
Standard conforming financing for W-2 buyers with solid credit. Down payments from 3% for qualifying buyers. PMI cancels at 20% equity. The most common path for buyers across all three states.
